KIRE and MLS
In order to maintain the exclusive reputation of Kiawah Island and report accurate transactions, Kiawah Island Real Estate (KIRE) properties are not listed on Multiple Listing Service (MLS), an online listings database.
KIRE totals its transaction figures differently than MLS. When we have a home listed for $1 million, and it sells, we count that as one transaction for a total of $1 million. In most cases, if an MLS company lists a home for $1 million, and the same company or another MLS company sells it, MLS counts it as $2 million.

If KIRE reported transactions the same way MLS, our 2006 transaction number would be $822 million instead of the $411 million we reported. Therefore, when you evaluate numbers, don't forget that MLS transaction results are doubled up and as such they are comparing apples to oranges.
We also know that in a unique market like Kiawah, building relationships does not depend on the Multiple Listing System (MLS). The numbers continue to prove the limited role of MLS in reaching those most likely to purchase property on Kiawah Island.
